Quick Tips In my experience getting your home in order before the sign goes in the yard helps the home sell faster. When you list your home with me we will build a strategy to help you create a RED-HOT PROPERTY that will SELL!
Please email me any success stories you have from using these tips or others you want to share.
Fresh Interiors:
- Clean! Clean! Clean! Remember that new car smell? It works for homes too. Wash windows and mirrors and de-grime doors, switch plates and other fingerprint collectors. Scrub floors and bathrooms. Dust blinds, sills and surfaces. Make it look like a model.
- De-clutter! If you don't want to unpack it, don't move it, if you aren't going to move it, get rid of it! Garage sales, charity or trash, you decide. Thin out those closets, Organize the garage, box up some knickknacks. Everything you do now will make the move easier.
- Paint! Walls, baseboards, doorframes, do it yourself or hire someone, you will be amazed at the difference a few gallons of paint will make. What color? When in doubt, think neutral. (Don't forget to label the cans to make touch up easier for the new owners)
- Lighting! Open the drapes, replace burned out bulbs and up the wattage to the highest safe level. Turn on lights when the house is going to be shown.
- Envision! Walk through your house and pretend you are seeing it for the first time, what stands out? (positives and detractions) Make adjustments, the better it shows, the quicker it will sell.
- Recruit! Delegate daily upkeep to your spouse, children, roommates, Many hands make light work.
- Relax! Enjoy the results of your work, because soon you will be packing boxes, unpacking boxes and enjoying your new home.
Sizzling Curb Appeal:
- Mailbox- Paint, replace or straighten your mailbox and post. Remove weeds, add flowers at base if desired and be sure your address numbers are clearly visible and neatly placed.
- Sidewalks and Driveway- Sweep, power wash or edge as needed. Pull weeds from cracks and corners. Remove grease spots or stains.
- Paint- Is it peeling, cracked, faded, worn or dated? Does it need to be repainted, touched up or cleaned?
- Windows- Clean screens and windows. Add, remove, paint, replace and/or repair window boxes and shutters.
- Lawn- Mow, weed n' feed, edge and fix bare spots. Would re-sodding be a cost effective decision?
- Beds- remove dead plants and flowers and trim low hanging trees, over grown shrubs and anything that detracts from the lines of the house. Add colorful bedding plants and mulch to draw the eye and compliment your home.
- Entry- Take down faded or out-of-season decor. Add a fresh welcome mat. Paint front door if needed and polish door hardware, does the key work easily? the doorbell? the lights? Clean screens. Remove cobwebs and wasps nests.
- Overall- be sure all lights are clean and working. Fence is in good repair. Gutters aren't overflowing. All clutter is removed from yard, porch and patio.
